1. Timing Changes Everything

The market is not static.

Interest rates shift.
Buyer demand rises or falls.
Inventory tightens or expands.

A home sold in April during peak demand will not behave the same way in November when activity slows. Value isn’t just about the house — it’s about the moment.


2. Buyer Psychology Plays a Bigger Role Than People Realize

Two houses can look similar on paper, but buyers don’t purchase spreadsheets.

They buy:

  • Light

  • Layout flow

  • Updates

  • Condition

  • Emotional appeal

Small differences — paint, flooring, kitchen updates, even how a home shows — can impact final price.


3. Condition Matters More Than Size

Square footage does not automatically equal value.

An outdated 2,000 sq ft home may sell for less than a modernized 1,850 sq ft home next door.

Deferred maintenance, roof age, mechanical systems, foundation condition — these all influence real value.


4. Online Estimates Don’t See the Full Picture

Automated tools pull public data. They don’t:

  • Walk the property

  • Adjust for condition

  • Analyze buyer behavior

  • Evaluate functional layout differences

An algorithm can estimate.
An appraiser analyzes.

There’s a difference.


5. Micro-Market Shifts Happen Street by Street

Real estate doesn’t move by zip code — it moves in pockets.

One side of a subdivision may back to green space.
Another may face traffic.
One street may have more updated homes.

Those subtle differences create real price variation.
